    • Transparent Pricing: Honest rates with absolutely zero hidden cleaning fees or surprise checkout charges.

Policies

    • Check-In: Arrival begins at 4:00 pm.
    • Check-Out: Departure is no later than 11:00 am.
    • Individual Room Cancellations: A deposit equal to the first night’s stay plus tax is charged at the time of booking. Cancellations made at least 8 days prior to check-in (by 11:59 PM CST on Day 8) are eligible for a refund, minus a $25 administrative fee. If you cancel 7 days or less prior to check-in, you are responsible for the entire cost of the reservation. The remaining balance will be automatically charged to the card on file 7 days prior to check-in.
    • Group Booking Cancellations: Group Bookings (reservations for 2 or 3 rooms booked for the same party or dates, whether booked together or under separate names/cards) require a 50% deposit plus tax at the time of booking. Reservations may be cancelled 60 days or more prior to check-in for a full refund, less a $25 administrative fee per room. The remaining balance will be automatically charged 59 days prior to check-in. If you cancel 59 days or less before arrival, you are responsible for the entire cost of your reservation.
    • Rent the House Cancellations: Rent the House reservations are 100% non-refundable. The full balance will be charged to your card within 24 hours of booking.
    • Pet Policy: To maintain our pristine allergy-friendly spaces, we cannot accommodate pets or emotional support animals. For travelers visiting with pets, Big Bend Boarding is fully licensed and located just two miles from our property. They offer premier West Texas pet care services and can be reached directly at (432) 294-5408.
    • Children: Alpine Bed and Breakfast operates primarily as a quiet, romantic couples’ getaway. Children aged 12 and older are always welcome for individual room bookings. We are unable to accommodate children under the age of 12 unless your group reserves the entire house.
    • Smoke & Vapor Rules: Our historic estate maintains a strict smoke-free and vape-free environment across all indoor and outdoor spaces.
    • Hot Tub Use: Use of our two property hot tubs is at the sole risk and liability of our guests.
